Farmington’s east side climbs toward the mouth of the canyon, and properties up there deal with real grade, rocky bench soil, and seasonal water coming off the hillside during runoff. West of the highway the ground flattens and the problem inverts—flatter lots hold water instead of shedding it, so drainage has to be built rather than assumed. Two different properties in the same city, and the sitework is never the same on both.
